One of the things I most love about living in Long Island, is living within walking distance of The Bethpage Bikeway, one of Long Island's most popular trails. The trail begins in Massapequa on the southern end, passing through the Massapequa Preserve and Bethpage State Park, traveling north to Trail View State Park in Woodbury. A newly constructed rental building in downtown Farmingdale is being sold for $15.55 million. Melville-based Fairfield Properties is in contract to purchase the 42-unit apartment building known as The Cornerstone from its Farmingdale-based developers Terwilliger & Bartone Properties. The Cornerstone, located at 40 Elizabeth St., will be Fairfield's seventh rental complex within about a quarter mile of the Farmingdale Long Island Rail Road station. "We own multiple apartment buildings in Farmingdale in close proximity to the train station," said Gary Broxmeyer, a Fairfield principal. "We've been acquiring those assets in Farmingdale over the last 15 years." Fast-growing Fairfield now owns nearly 10,000 apartments in Nassau, Suffolk and Queens counties and the company's rental properties are virtually omnipresent around Farmingdale's up-and-coming downtown. "We are excited by all the improvements that have been going on in the village," said Fairfield principal Michael Broxmeyer. "This was an opportunity to expand our portfolio in a great market." The ownership change must still be approved by the Nassau County Industrial Development Agency, which had granted economic incentives to The Cornerstone project in 2015. The conversion to new owners is on the agenda at Tuesday's Nassau IDA meeting. The 27,841-square-foot Cornerstone, completed in 2016, is 100 percent occupied and has a waiting list of prospective tenants, according to its developer Anthony Bartone. Monthly rents at the building range from $2,195 to $3,395. The Cornerstone followed the construction of The Jefferson, a two-building mixed-use complex across the street with 154 apartments, which is still owned by its developers. Since those projects were built, Bartone has remained busy. His firm's 24-townhouse development called The Hearthstone on Fulton Street at the south end of Farmingdale's downtown is nearly sold out and next month the company starts construction on a $30 million, 98-residence apartment community called Cornerstone at Hauppauge. That project, for people age 55 and older, will be built on 9 acres on Joshua's Path just off Motor Parkway. The Hauppauge project is one of several in the works for Terwilliger & Bartone, which currently has more than 500 units of multifamily rental housing in the pipeline in Nassau and Suffolk counties. less
