    Hello All, A note of our compliments are in order. My husband, Nick and I, used Jerry for the recent sale of our home Spring 2017, Oakland, CA. We were unfamiliar with agents in the area, however Jerrys relationship with USAA was what made us choose him over other agents in the area. We have used USAA for 16 years and we figured if USAA liked him, then we were probably going to have a good experience. We are a family of five, with pets, moving can be overwhelming. Jerry accompanied us on a walking tour of our house, he mentioned areas that could use downsizing, as well as areas which could be transformed to match what buyers were looking for in homes. He knows the market extensively and in depth. He thinks three-dimensionally when others think linearly, so he arrives at more sophisticated solutions. He has a feel for what is possible, what is sane, what is risky, and what is pie in the sky. He is a teacher as well as a salesman, so he is a joy to do business with, and one always comes away the wiser and more human for the contact.

Jerry is an outstanding real estate agent who is highly knowledgeable about the real estate market in Oakland and surrounding areas. He is extremely honest, very professional, astute, and hardworking. In my 27 years of working with him, he has always been a pleasure to work with. In 1980, my husband and I were living in Washington, D.C. We were visiting our son, Ken, in Oakland during the Christmas holiday with the perspective of purchasing a home pending our retirement. We had asked Ken to find a real estate agent. We liked Jerry instantly when Ken introduced us. The second house Jerry showed us during our brief visit was ideal. When I said I could live in this house, we immediately made an offer. Jerry arranged all the details of the sale. Shortly, we had bought that beautiful house on Amito Avenue in the Oakland hills above the Claremont Hotel with Jerrys help. I loved that house, but unfortunately it was destroyed in the Oakland firestorm on October 21, 1991. We decided not to rebuild on that property and Jerry sold the land for us. Again, Jerry did a great job with a minimum of effort from us. My most recent association with Jerry was the sale of my house on Campus Drive in Oakland in December, 2006. Prior to engaging Jerry as our broker, my son and I interviewed another real estate agent who wanted to stage our house to improve the sale value of the house. We felt that the house did not need staging. We then met with Jerry who opposed staging the house since he felt the house would show well and sell at a fair price as is. That decision saved me an enormous amount of time, effort and money. I engaged Jerry as my broker in early October, 2006. Since the housing market was beginning to decline Jerry felt that it was important to advertise my house quickly. He had an open house for real estate brokers almost immediately. We did get an early offer, and Jerry wrote a contingency sale agreement. (The sale of my house was contingent on the sale of the buyers house.) Jerry was also the broker for the buyers house and he advertised and had an open house immediately, but there were no offers on their house when our contingency contract expired. Since he felt the buyers had overpriced their house in a declining real estate market Jerry urged them to lower their price--but they refused. Jerry wasted no time in severing his contact with the buyers and he concentrated on the sale of my house. In short order, Jerry found a serious buyer and he negotiated an excellent sale price, to which I happily agreed. Closing took place on December 29, 2006 and, again, everything was very professional and went very smoothly. In sum, I believe that Jerry Ratch knows the real estate market in the Oakland area extraordinary well. He is highly professional and has always been interested in my welfare in all my transactions with him.     To Whom It May Concern: We are writing to offer our highest possible recommendation of real estate agent Jerry Ratch. Friends of ours recommended that we see Jerry when we made the decision to look for and buy a house, and we are quite thankful that we took their advice. We cannot think of a single way in which Jerry could have better served our needs and better facilitated the purchase of our first home in February 2004, amid an extremely competitive housing market. We moved into that house in March, and we are very, very happy to call it home. When we came to Jerry we were not well-informed about the process of looking for and buying a house, we had significant concerns about money, and we were very particular about what we needed in a house. Jerry responded to our specific situation with great patience, holding our proverbial hand and enlightening us about the ins and outs of every aspect of house-hunting. Only two weeks after we first met with Jerry, during which time he was always available and responsive to us, we saw the house that we would eventually buy. Over the course of the next few weeks, while the house was shown on a few other occasions, Jerry visited the house with us, offered his advice on what to look for and be aware of, got additional information about the house and the sellers from the listing agent, gave us a statistical breakdown of other houses that had recently sold in the area, recommended that we get the house inspected in advance (and pointed us toward an excellent inspector) to guarantee that any offer we might make would be regarded as serious and straightforward by the sellers, and offered his best guess of how far over the list price the winning bid would have to be. When the blind bidding day arrived, we had a bid amount in mind but decided at the last minute, partly based on advice from Jerry (who had learned from the listing agent that bidding was already fierce), that we would go slightly higher. As it turned out our bid was the 2nd highest of 17, which was itself a testament to the quality of Jerrys advice. But the testament to Jerrys prowess, and his reputation, was the fact that the listing agent and the sellers were so confident in our bid (and the fact that Jerry was our agent) that they turned down a higher bid and accepted ours. Over the course of the following weeks Jerry continued to be patient, available, responsive, and friendly right up to (and beyond) the moment when we picked up the keys to our new house. We could not have been happier with Jerrys work, and remain very grateful to him for helping us find and buy our house. In such a ridiculously competitive and expensive housing market prospective homeowners need all the help they can get, and in our opinion there is no better help than Jerry.     In June of this year, I listed my condo in Oakland,CA with Jerry Ratch, a Berkeley realtor. I interviewed two other agents, but was very impressed with Jerry. He came equipped with comparables and information about the neighborhood, as well as being sensitive to my particular situation. After the property was listed, Jerry was readily available to showing the property, having two open houses, and contacting other agents. The property sold quickly. When Craig moved back to the east coast we needed a real estate salesperson to be the listing broker to create a sale of his condo unit. Bruce Barker, a broker friend with Coldwell Banker in Old Greenwich recommended you as a long time respected broker in the Coldwell Banker office in Berkeley. You responded to our written questions and I interviewed you and two other brokers in the area by phone. You seemed the most experienced, knowledgeable and grounded of the group. Your suggested asking price was lower than the other brokers but seemed the most realistic. In the interview you said that one of your strengths was working with clients, title companies, buyers and other brokers. This turned out to be the case. The selling broker turned out to be someone who you had never worked with before, however, the communications between you both were very professional and timely. You arranged many frequent showings. You orchestrated two competing bids and were successful in raising the ultimate buyers bid significantly. There was also a back up offer. You also assisted in helping obtain the required Home Owners Association CC&Rs Condo Declaration and Meeting Minutes. You assisted us in obtaining a required Natural Hazard Disclosure Report. From California you talked my son through the notary signing of the contract and closing documents in conjunction with the Old Republic Title company. You unraveled the mystery of selling a condo in California to some green horn easterners. Craigs condo unit had been repainted and new carpet had been installed by a remodeling contractor. You coordinated with this contractor as he completed finishing features and additional work the ultimate buyer requested as a condition of sale. You also met a lock smith there to correct the front door locks. You took the intiative to install curtain brackets and curtains as window treatments over key windows to soften the view. The day before the closing you purchased and installed two carbon dioxide detectors to meet the closing requirements. These are a few of the things among others you did which I considered beyond the normal scope of your real estate selling duties which added significant value to your listing service for an east coast client. During the listing and selling period (June 25 to September 20, 2012) we communicated via fax, email, email scans, and telephone. The quality of the communication was always calm, well reasoned and reassuring. I whole heartedly, without reservation recommend you as a real estate salesperson to someone selling a property in the Oakland /Berkley area.     To Whom It May Concern: It has been our great fortune to work with Jerry Ratch (Coldwell Banker) during our recent search for a new home. Jerry was warm and professional and a great support as we navigated the often frustrating terrain of East Bay real estate. We had very demanding requirements for not only the house, but also the lot and the location of our new home. Accordingly, very few properties that came on the market met all of our needs. During the long search that ensued, Jerry was attentive yet patient and thanks to his diligence we at last found a place that matched our vision. Jerry frequently alerted us to properties that were not yet on the market but that (based on his observations and connections) he believed were soon to be offered for sale. For the home we ultimately purchased, Jerry contacted the owner on our behalf and then successfully negotiated a preemptive offer. We feel strongly that had the property come to market we would not have been able to secure it for our purchase price. Thankfully, Jerry demonstrates great savvy and expertise when it comes time to present an offer. During our deliberations on this and other properties Jerry was respectful of our budget constraints but always candid (and accurate) with his assessments of realistic selling prices. We made one previous bid during our search and, although it was not successful, it is worth noting that the winning bid was for the figure that Jerry had predicted. He has instincts honed by years of experience and has an uncanny ability to accurately forecast a selling price. Jerry was very mindful of our extremely tight schedules and did lots of legwork to prescreen properties. Once he understood our likes/dislikes he would identify open homes that were (or, more importantly were not) worth visiting. He was also nonplussed by the many visits that included our rambunctious kids. We are now preparing for the sale of our current home and will be seeking Jerrys representation in this process as well. He has a clear and well thought out strategy for bringing the property to market and we feel confident he will help us get the best price for our home, even in this unpredictable real estate climate.
