The thing I love most about being a Realtor is working with my clients and watching their dreams come true, whether they are first-time home buyers or clients selling their home and moving onto the next chapter in their life. I love guiding people through their real estate experience. Each day is different. I get to be creative, innovative and personable!
I was born and raised just outside of St. Louis, Missouri. I fell in love with and have been married to my high school sweetheart since 2004. My husband joined the Army that same year and we began our journey together. We lived in a number of different places while he served. Over the next few years, we added two rambunctious boys who are now busy teenagers that have a ton of friends. We added a couple of dogs to complete our family. My German Shepherd is my baby girl and arguably my "favorite child". We made the decision to call Virginia our permanent home in 2011 when we purchased our home in Austin Ridge in North Stafford and have been here ever since. We love the history and sense of community that we found here.
A few of my favorite things include spending time with my family and my pups. I look forward to Cardinals baseball starting every year. On nice days I can often be found riding around in my Jeep with the doors off singing along to my playlists. I am always on the look-out for new home projects or furniture I can fix up to use for staging homes.
I stayed home with my boys until they were old enough to go to school and then I went back to school myself. I started my first job after kids at a Commonwealth Attorney's office as an administrative professional and then transitioned to a victim advocate for a few years. I loved being able to interact with others and helping people through some of the worst times in their lives was hard, but also refreshing to be able to make a positive impact in their lives. I wanted to transition to a career where I could continue to work with people and impact their lives but I could also use my creativity and innovation. That is when I became a real estate agent and it's been amazing!!
Whether you're in Stafford, Fredericksburg, Prince William County, Fairfax County, Spotsylvania, Caroline and King George, I can help make your buying or selling experience seamless and stress-free. I have gone above and beyond to take trainings and earn extra designations to give my clients the best possible experience. I am an Accredited Staging Professional (ASP) which means that I have training in how to stage a home to get it to sell faster and for more money. I am also a Military Relocation Professional (MRP). With that training and my own personal experience of being married to an active duty service member, I have a clear understanding of the Permanent Change of Station process and am well equipped to assist military members and their families move. I am also familiar with exclusive financing options for Military members. I have earned the Seller Representative (SRS) designation which gave me training with the most effective methods to communicate with my clients, list their homes and get them sold quickly I am a Real Estate Negotiations Expert (RENE), which means I have had extra training on the art of negotiations. I am familiar with many styles of negotiation and understand what type of negotiation will work best with certain situations.
I take great pride in my clients' real estate experience. You will find me to be honest, professional, reliable, excellent with marketing, communication and technology and an expert in my local markets. My goal is to build life-long relationship with my clients through top notch service that does not end at the closing table. Working with Abby was a pleasure. She is knowledgeable, professional, and extremely responsive. We were first time home buyers and really had no familiarity with the home buying process. Abby walked us through every step of the way. She was willing to meet us at nearly a moment's notice to look at houses, and in the end we found the perfect home for us. I wholeheartedly recommend her.

Abby is a great agent who assisted us in finding a rental property right after we arrived here (Stafford ) from Hawaii. After six or seven months of renting, my wife and I decided to buy so we again called Abby to assist us in finding the home that would comfort us and she did. Abby has been a great blessing to the Valerio family.

Abby is simply amazing at what she does. We had came to this state due to military orders and were in a bad position due to a bad property management company but Abby was able to help us find a new home so easily and we couldn't have been happier to have had the opportunity to work with her. She cares to ensure you find a place to call home. I would recommend everyone contact her when looking for a home in the area.

We were stuck in a bad place when Abby came along. Having only three weeks and four pets our quest to find a suitable rental became like a treck through the Himalayas wearing summer shorts and a bikini top. Abby showed us around, from as Springfield to Stafford, with her help only, we found a home and were moved in with days to spare before the new job started. When we are on the search for a permanent home, Abby will be the agent we call for help.

I could not be more pleased with the help Abby provided my wife and I. We didn't have the easiest time communicating with our renter's realtor, but Abby stayed positive and pushed to get us any info we needed. She went out of her way to accommodate my schedule with work and just non availability. I would recommend Abby to anyone I know.

"I give Abby Fitzsimmons 5/5 stars. She took on the job of another realtor and I?m happy that it worked out that way. She?s beyond helpful; I was able to call her after hours sometimes with my concerns and she was always available. Her local knowledge was great and if she didn?t know she would find out and get back to me in a timely fashion. I would highly recommend her to friends and family; she helped to make for a seamless and enjoyable relocation for my family and I!"

What features are buyers looking for in 2019?

I have seen several features becoming very popular in recent years.  Everyone seems to want an open floor plan these days.  Gray is the new neutral color that is taking over.  Many love an updated kitchen with granite countertops and stainless steel appliances. The National Association of Home Builders conducted a survey of home buyers to find out what the most important features are to buyers looking for in a new home in 2019.  Some of these things surprised me.   ...

Get your house sold quicker for more money

I have taken buyer clients through A LOT of houses over my real estate career and there are some things that can immediately turn off a buyer from your house. There are also things you can do to create more interest in your house. One thing to keep in mind while you are getting your house ready to put on the market is that a house that has been well-taken care of is more appealing to a buyer than one that they will have to put a lot of work into. Go out to your mailbox, turn around and ...

    Stafford Civil War Park

If you are a history buff, this park has some amazing take-ways. This is a 41-acre site that is full of hiking trails, historic encampments, cannons and more. There are a total of 5 sites that you can walk to (but it would be a long walk) or drive to.Who's gun is bigger….quarry remnantsA gazebo and public restrooms on site. This is a wonderful place to explore. I am not a history buff, but I enjoyed going through the park and thinking of the soldiers who were stationed here back in the 1800s. You...
